DESCRIPTION

Fitting & Fixture

General

1. The ground floor is reserved for reception 
(common) parking and other utility services.
2. Superior quality lift.
3. Spacious entrance and drive way with security provision.

Architectural

1. Solid Decorative wooden main door 
with security chain, check viewer and door lock.
2. All windows will be of 3" local aluminum 
frame sliding shutters with 5 mm tinted glass and M.S. grill.
3. Internal doors will be veneered partex shutters 
with French polish/ enamel paint with Mehegoni chowkat / frame.
4. All bath rooms will have plastic doors.
5. All Bed rooms door will be fitted with mortise lock.
6. RAK or equivalent tiles will be used in floor and bathroom walls.
7. Exterior surface of the building will be painted with durocem.
8. Interior walls with distemper paint, ceiling with white wash.
9. Main lobby and stair case will be painted with Distemper paint.

Technical
1. Required size underground and overhead water reservoir with water lifting pump.
2. Concealed electric, phone, water and gas fine.
3. Individual electric meters for all apartments to permeation from govt.
4. Best quality local wires and electric local MK switches.
5. Adequate plug points for air conditioners, geysers, fans, telephones, TV/STV connec.

Structural
1. Foundation have been design after knowing 
the exact soil bearing capacity of soil from 
subsoil investigation report and provide Footing base as required.
2. All Structure have been designed according to 
ACI Building code and Bangladesh National Building Code. (1993)
3. all Structural materials including steel, 
cement, Bricks, sand and other 
aggregates shall be used highest standard.
4. Continuous supervision of construction 
by qualified and experience civil engineers.
5. Deformed mild steel bar of required 
strength will be used as per design for reinforcing steel.
6. 1st class picked jhama chips for RCC work.
7. Solid bricks shall be used for inner and outer walls.

 

Fitting & Fixture

Bathrooms

1. Best quality local sanitary wares. (option for foreign fixtures on additional costs)
2. Concealed water lines in master bathrooms.
3. Local glazed tiles (RAK or equivalent) in bat rooms full height.
4. All bathrooms with non slip local floor tiles.
5. Best quality local fittings.
6. Separates plug points for geysers in master bathrooms.

Kitchen
1. One platform with tiles top.
2. Double burner gas outlet.
3. One stainless steel sink with swan neck bib cock.
4. Exhaust fan.
Generator
1. International Standard Generator.
2. Stand by Generator to Cover Lift, Pumps, Common Lights & 02 Lights and 01 fan in each apartment.

Optional
(May be provided on additional costs)
1. Sliding fly proof net with aluminum panel in windows ·

3. Bontiles paint, Luxury silk paint in walls.

*Any others features desired by the client may be provided on payment of the cost if it is technically feasible.


TERMS CONDITION

Allotment
Allotment shall be made on first-come first-serve basis on receipt of the booking money as per application

Allotment Preference
Buyers willing to make one time.payment will be given preference and 5% discount may be allowed to them except on the booking money and cost of parking space.

Payment
All Payment are to be made by crossed cheques/B.draft/pay order etc. The buyers must strictly adhere to the construction work. any delay in payment up to two installments, will make the buyr liable to pay 3% interest per month on the payable amount. If the payment is delayed beyond three installments, the company shall have the right to cancel the allotment. In such an event the amount paid by the buyer will be refunded after deducting the booking money.

Company’s Right
The Company reserves the right to accept or reject application for an allotment of apartment. The company may make minor changed in the design and specification fa the project should those become necessary.

Registration Cost
The buyer shall bear all costs relating to cost of stamps, registration fees, and related legal fees etc. The company will make necessary arrangements for all such formalities.

Cancellation of Booking
In case of any cancellation of booking of an apartment by a client, the amount deposited will be refunded after selling of the apartment to the new buyer and on deduction of incidental charges ok Tk. 100,000/-(Taka one lac) only

Apartment Owner’s Welfare Society
The buyer must become a member of the owners cooperative society which will be formed by the buyers of the apartment and duly regis-tered for the management of the common services such as pumps, electric generator and annual maintenance of the building etc. Each buyer of the apartment shall deposit Tk. 20,000/-(Taka Twenty thou-sand) only for annual common service expenses, The monthly utility service expenses will be borne by the owners as per requirement, which will be decided by the company until formation of owners co-operative society.

Time of Completion
The time of completion of the project is 30 month. The time so fixed is extendable if it becomes necessary on account of act of God. natural calamity, strikes, civil commotion or any other reason beyond the control of the company.
